Covenants
  1. All residences must contain a minimum of 800 square feet of "living space" on the main floor, exclusive of patios, porches, attached garage or carport.
  2. After start of construction, exterior must be completed, and consist of generally accepted materials, fully painted where paint is generally applied.
  3. The set back lines for all structures shall be 115 feet from the front and rear boundary lines and 10 feet from the side boundary lines of the lot.
  4. An approved septic system as required by the appropriate office of the Carroll County or State of Arkansas Public Health Departments must be installed and approved by the regulatory office of the county and/or state office before occupancy.
  5. No trailers or temporary living quarters will be installed on any numbered lot within the subdivision. Some double width mobile homes, installed on permanent foundation may be acceptable with prior consent of the developer.
  6. No poultry, livestock or other animals, other than household pets will be permitted within these subdivisions.
  7. The developer or vendor reserves the right of ingress, egress, and easement over, under or across all lots for the purpose of establishing or maintaining all utilities.
  8. All lots are zoned RESIDENTIAL for single family residence.
  9. All property owners of numbered lots to which water distribution lines have been extended, will be required to execute the GLEN ACRES MUTUAL WATER SYSTEM AGREEMENT prior to commencing of construction of residence.
  10. Enforcement of these covenants shall be proceeding at law or in equity against any person violatin gor attempting to violate any of these covenants, either to restrain the violation or to recover damages.
  11. invalidation of one or more of these restrictions by any court of competent jurisdiction shall not serve to invalidate any of the remaining restrictions.
  12. After 10 full time residences have been constructed within the boundaries of GLEN ACRES ESTATES, a Property Owners Association will be established by the owners of all numbered lots within each subdivision of GLEN ACRES ESTATES to administer the provisions of these restrictions. Except for the Officers of the association, who must be homeowners and full time residents within Glen Acres, all landowners shall be entitled to voting privilege on the basis of one vote for each numbered lot owned.
